Paragraph 1–3 This lease is an agreement between you, the tenant, and TeamWork Property Management, who acts as the landlord on behalf of the property owner. It outlines the legal relationship and clarifies that TeamWork operates under South Carolina law with a licensed broker-in-charge.

Paragraph 4 This lease follows the South Carolina Landlord and Tenant Act. If you ever want to read it, you can find it online at the state’s website.

Paragraph 5 This section defines your move-in and move-out dates. When you leave, you need to return the property clean, remove your belongings, and return all keys and passes.

Paragraph 6 If the property was built before 1978, there’s an attached lead-based paint disclosure for your safety.

Paragraph 7 Your lease was approved based on your rental application. If we find out the application had false information, the lease can be terminated immediately.

Paragraph 8 Your monthly rent amount and due date are listed here. Rent is due by the 1st of every month, and you can pay at our office or as we instruct. If you pay cash, there’s a $10 fee.

Paragraph 9 If rent isn’t paid within five days, we can start the eviction process. This lease serves as your notice—there won’t be additional reminders.

Paragraph 10 There’s a 10% late fee if rent isn’t paid by midnight on the 5th. We won’t accept partial rent without the late fee.

Paragraph 11 Your first month’s rent must be paid in certified funds before you can get your keys and move in.

Paragraph 12 & 13 If you move in or out mid-month, rent is prorated on a daily basis.

Paragraph 14 Your security deposit must be paid when you sign the lease. When you move out, the deposit is refunded to all tenants named on the lease unless everyone agrees otherwise in writing.

Paragraph 15 Everyone 18 and older living in the home must be listed and approved. If you want to add or remove someone, there’s a $200 fee per change plus application fees.

Paragraph 16 If a check bounces, there’s a $45 fee. After two bounced checks, you’ll have to pay with certified funds only. The same applies to online payments if they’re returned.

Paragraph 17 At the end of your lease, either you or we can end the agreement with 30 days’ notice. If you stay month-to-month, there’s an extra $100 monthly fee. If you renew, there’s a $100 renewal charge.

Paragraph 18 You can’t sublease or let guests stay longer than 14 days without written permission.

Paragraph 19 To change roommates, the new person must be approved, everyone must sign a change addendum, and pay a $200 fee each. Security deposits stay in place until all tenants leave.

Paragraph 20 We use a third-party processor, Forte, for online payments. It takes 5 business days to process.

Paragraph 21 You’re responsible for utilities unless we list specific ones we cover. You must provide proof of utility setup before moving in, and they must stay on for 3 days after you move out.

Paragraph 22 You’ll get two keys. Extra keys cost $25. If you lock yourself out, there’s a fee or you may need a locksmith. Unauthorized lock changes will result in charges.

Paragraph 23 You must keep the property clean and in good condition. You handle minor maintenance, report bigger issues promptly, and can’t deduct repair costs from rent. You’re also responsible for changing HVAC filters, keeping drains clear, and reporting leaks.

Paragraph 24 No alterations—like painting or installing fixtures—without written permission. You can use small nails or command strips cautiously.

Paragraph 25 We maintain major systems (like HVAC, plumbing, and electrical). You handle pest issues after the first three days, except termites. If there’s a pest infestation later, you must treat it or pay for treatment.

Paragraph 26 We provide essential appliances as listed. If any are required by law or are part of your lease, we maintain them.

Paragraph 27 The washer and dryer, if provided, are a courtesy. You are responsible for repairs or replacements and for maintaining them properly.

Paragraph 28 You should get renter’s insurance to cover your belongings. We’re not responsible for loss or damage to your personal property.

Paragraph 29 We may enter your home for inspections, repairs, emergencies, or to show it to prospective tenants or buyers. We give 24-hour notice except in emergencies.

Paragraph 30 If you’re military and get transferred out of the area, you can terminate the lease with 30 days’ notice and proof of orders.

Paragraph 31 Thirty-day notices start from the first day of the following month after we receive them.

Paragraph 32 Your move-out packet includes detailed cleaning and repair requirements. Follow them to avoid charges against your security deposit.

Paragraph 33 If the home is severely damaged (e.g., by fire or natural disaster), you may be able to end the lease or get a rent reduction.

Paragraph 34 If you break the lease early, you owe 2.5 times the monthly rent plus half a month’s rent as a leasing fee. We don’t market occupied homes, so these costs are due before we can find a new tenant.

Paragraph 35 If the property is taken by eminent domain, the lease may terminate, and compensation goes to the landlord.

Paragraph 36 If you abandon the property, we can consider it surrendered and dispose of belongings worth less than $500.

Paragraph 37 Your security deposit covers damages or unpaid rent but can’t be used as last month’s rent. We return it within 30 days after move-out if all conditions are met.

Paragraph 38 If you break lease terms (like not paying rent), we can terminate your lease and charge for damages or legal costs. There are specific timelines to fix violations.

Paragraph 39 We perform periodic property evaluations. Missed or last-minute-canceled evaluations incur a $75 fee.

Paragraph 40 If your lease is terminated, we can pursue rent, damages, and legal fees.

Paragraph 41 Notices to us must go to our business address or email listed.

Paragraph 42 No antennas, satellite dishes, waterbeds, or space heaters without our permission.

Paragraph 43 If we provide furniture or equipment, it will be listed in an inventory sheet you sign.

Paragraph 44 No pets without our written approval and required fees. Unauthorized pets incur a $500 fee and possible backdated charges.

Paragraph 45 You can’t withhold rent because of property issues unless you notify us first. Any changes must be in writing and signed.

Paragraph 46 As long as you pay rent and follow the lease, you have the right to enjoy the property without interruption.

Paragraph 47 Lease terms apply to both parties and their heirs or successors.

Paragraph 48 Your lease is subordinate to any mortgage on the property.

Paragraph 49 After your lease ends, rent can be increased with 15 days’ notice.

Paragraph 50 Your security deposit may be held in an interest-bearing account, and the landlord retains any interest.

Paragraph 51 You must follow HOA rules and pay any fines or fees related to violations by you or your guests.

Paragraph 52 This explains the Resident Benefits Package (RBP), which includes things like HVAC filters, rewards, credit building, and insurance options. The package fee is additional rent.

Paragraph 53 If there are multiple tenants, everyone is equally responsible for lease obligations.

Paragraph 54 This is our official contact information for any notices or communications.

Paragraph 55 Headings in this document are for convenience and don’t affect the meaning.

Paragraph 56 We accept electronic signatures, emails, and faxes as valid.

Paragraph 57 You agree to receive text messages from us for communication purposes.

Paragraph 58 We are not responsible for providing or verifying information about sex offenders or crimes; you should check with local authorities.

Paragraph 59 This lease is the entire agreement. Any changes must be in writing and signed by both parties.

Paragraph 60 You acknowledge you’re not relying on any promises not included in this document. You’ve had the chance to review it and get legal advice.

Paragraph 61 Additional terms may include no smoking or other special rules listed here.

Paragraph 62 This is where everyone signs and agrees to the lease terms.

Paragraph 63 Your lease replaces any prior agreements and includes your contact information responsibilities.
